Don’t Get Overwhelmed

Selling a house can be a bit of an undertaking, but The Williams Gray Team is here to help you avoid steps that are often overlooked by sellers. We walk your home with you and point out things that need attention before we even sit down to talk about the listing process - and usually at least one of the following tips is mentioned during our initial walk-through.

  1. Remove your valuables Remember that folks will be coming through your home for viewings and open houses. Make sure that anything you have of value (monetary or sentimental) has been stored in a place that is not easily accessible. Also, any firearms in the home should be under lock and key during showings. We always do our best to make sure that folks entering your home are legitimate buyers, but criminals are savvy and, unfortunately, we need to make sure we’re one step ahead of someone with nefarious intentions.
  2. Remove evidence of pets We know, we know. Your fur babies are the most adorable babies in the whole wide world! We feel the same way about ours, however, we are going to ask to you to minimize or completely remove evidence of your pets for the duration of your listing. Folks who are allergic to cats, for example, will likely not spend any time considering your home once they discover Fluffy giving them side eye from the couch and they start to itch. Our goal is to make sure that people can envision themselves living in your home, with or without furry companions.
  3. Address needed repairs Through the years of home ownership little things tend to happen that we know should be addressed, but for some reason we don’t get around to it. If you’ve been overlooking a missing baseboard or ignoring a cracked window, the time to address those items is prior to listing your home. At The Williams Gray Team, we have a list of professionals who can help with repairs, no matter how big or small.
  4. Reduce clutter Professional photographs are taken of every listing at The Williams Gray Team. As much as you love your coffee cup collection from all over the world, we want to make sure that it’s not the first thing a buyer notices when they view photos of your home online or walk into your home for a viewing. You’re selling your house because you want to move, so go ahead and start packing some of your personal items now! Clearing all surfaces makes a room feel larger and enables a buyer to see what they’re buying. We simply ask that you stack your packed boxes in an organized fashion in the garage or in the corner of a room until moving day.

When you choose a listing agent, you want to make sure that they are well educated on what needs to be completed prior to your home hitting the market and that they aren’t afraid to have a conversation with you about how to successfully market your home after it’s listed. We don’t get a second chance to make a first impression, so agents with The Williams Gray Team will be there to guide you through preparations so that your home is camera ready, show ready and sale ready!
