Purpose of Agreement
This agreement allows The WG Team and its licensed professionals to represent me as a buyer for real estate in the Las Vegas Valley. Representation includes viewing properties, negotiating contracts, and supporting me throughout the purchase process.

Property Types & Location
This agreement applies to residential, new homes, investment, commercial, or other property types located within the Las Vegas area and surrounding regions. Specific properties may also be identified during the term.

Agreement Term
This temporary agreement is valid for 30 days from the date of submission or until the close of a transaction, whichever occurs later.

Broker Compensation
I understand that broker compensation is negotiable and not set by law. The WG Team may be compensated through a percentage of the purchase price or a flat fee, typically paid at closing. If I purchase a property shown to me by The WG Team within a specific period after this agreement ends, compensation may still apply.

Seller Contribution Option
I may request that the seller cover all or part of the broker fee. The WG Team will help negotiate this as part of any offer.

Broker Obligations
The WG Team agrees to make a good faith effort to help me locate and purchase property, provide analysis, negotiate offers, and coordinate with seller agents and escrow teams.

Buyer Obligations
I agree to work exclusively with The WG Team for the term of this agreement, unless otherwise specified. I will respond in a timely manner, provide relevant documents, and act in good faith throughout the process. I understand that visiting new home communities or for-sale-by-owner listings without my agent may limit their ability to be compensated.

Equal Housing Opportunity
The WG Team abides by all federal, state, and local fair housing laws.

Wire Transfer Fraud Advisory
I understand that The WG Team will never send wire transfer instructions via email. I agree to verify all transfer details through a secure channel and hold all parties harmless from cyber fraud incidents.

Cancellation Policy
Either party may cancel this agreement at any time with written notice, unless a property is already under contract.

Governing Law
This agreement is governed by the laws of the State of Nevada.
Acknowledgment:
By checking the box or signing below, I confirm that I have read, understand, and agree to the above terms. I agree to receive real estate services from The WG Team during the term of this agreement and authorize contact regarding my home search.
