There’s strong demand and market strength in other condo sales like with the Waldorf Astoria,” he said.

    Appealing to Local Residents

    A significant portion of Cello Tower’s buyers are current Las Vegas residents. These individuals are seeking to move from older high-rises to modern residences with updated amenities. The trend includes older residents from suburban homes looking to downsize and enjoy a more carefree, walkable lifestyle closer to downtown amenities.

    Prospective buyers at Cello Tower can secure their units with a refundable $10,000 deposit during the reservation phase. By the end of the summer, these buyers will be required to put down 20% of the purchase price, which will be non-refundable. Brennan notes that about 30% to 40% of buyers are expected to pay in cash, while those financing their purchase will benefit from anticipated lower interest rates by the time the project is completed in 2026.

    Construction Timeline and Project Phases

    The construction of Cello Tower is set to begin in September, with the first phase expected to open during the fourth quarter of 2026. The entire project, including retail spaces at the tower’s base, an office building, and 153 apartments, will be completed by the second quarter of 2027.
